Design review board for Wednesday, July the 15th, and we'll take attendance. So noted. Looks like we're all here. We'll open up for public comment. If you're here to comment on any item on the agenda, you can come up to the microphone and ask you to keep it to three minutes. We'll close public comment and ask for the approval of the minutes from our July 1st, 2026 meeting. So moved. Support? Support. All in favor say aye. Aye. Passes 3-0. Okay, new item signs. 2510 South Telegraph Road, Tide Cleaners. Hi, Tom. Good afternoon, board. So the first item before today is a signed proposal for the Tide Cleaners. This will be located at 2510 South Telegraph Road, where the old ATI physical fitness used to be. When it comes to the requirements of the township's ordinances, the sign complies with all the requirements. It's coming in at 32.5 square feet. It can't exceed 36 square feet. For this district, we don't regulate any logos or illustrations. So there's no issue with the Tide logo. And it will be internally screened with LED illumination. And for comparison, the ATI physical therapy sign was 58 square feet. So this will be a little bit smaller. So this will be a little bit smaller. So this will be a little bit smaller. You I'd be happy to answer any questions. Just remind me what businesses are on the other side of Tide. There's a Jersey Mike's. There's a UPS store. Yep. And that carpet store went in there, too. And I think there's also the tropical smoothie. That's there, too. Right at the end. I have an example of what it will look like illuminated. Percent. Percent coffee. Weird. What does this store do? It's a dry cleaners. Dry clean. Okay. Awesome. Thank you. Does anybody here from Tide? Would you like to say anything? Introduce yourself. Please come on up.

We're the agent for Tide Cleaners. They have a number of locations in the Tri-County area. This is the newest one over there at Telegraph and Square Lake Road. Everyone are probably familiar with that location. It's a difficult strip to get in and out of, unlike most strip centers, where if you miss it, you might be able to quickly turn around and circle back over there. Not so easy. Jonah. owns that strip and they've had an unfortunate turnover of tenants strictly because of that situation. We think the sign is presented as aesthetically pleasing and conforms to the criteria allowed by the ordinance. It's typical channel letter construction, which I have a sample of here. The LED modules are inside. This shows you they're concealed by the front face, so you don't see the modules, just the lighting of the front face. So if you have any questions for me, I'd be happy to try to answer them. And you said this is a chain cleaner? Tide Cleaners has locations all over the country. I think they have three here in the Tri-County area. And they're dry cleaner? Dry cleaner, laundry, shirt laundry, yes. You know what they charge to clean shirts?

I think it's somewhere in the $3 range. That's good. It's a good price. Thanks for bringing the sample sign up. Thank you very much. I have no questions or problems. I have to make a motion to approve as presented. Support? All in favor say aye. Aye. Any opposed? Passes three to nothing. Thank you. Good luck. Thank you. Thanks very much. What's your opening date? We're targeting for first week of August. Great. Well, good luck. We'll come in to visit. Absolutely. Thank you. Yep. Item number B, Site Plan Special Land Use, 1756 and Drive, Birmingham Country Club. For the Birmingham Country Club, they are coming before you today to seek approval to proceed with improvements to their clubhouse. Who does so battle suits that.. Who is located on and going for those days. It's located.. in the R3 District. So part of the improvements consist of a 1,000 square foot kitchen addition and a 312 square foot snack bar addition. And the project will also include improvements to the rear terrace and surrounding outdoor area to better accommodate special events during peak usage.

The applications before you today is both a site plan and special land use request as required by the zoning ordinance for country clubs in the R3 Residential District. Plans were circulated to all applicable township departments for review, and the main revision shows a new fire hydrant and hydrant main extension for the fire department's request. And Fire Marshal Syracuse got back with me today saying the plans are acceptable. And the, representing the applicant this evening is Vinnie, hoping I've pronounced this right, Ketrorik, okay. And the project architects as well as Tim Gardella from Birmingham Country Club, and they are available to answer any more specific questions when it relates to address the plan. But for the terrace improvements, I can scroll down to show you. If it will load. Is this going to need to go to any of our other ZBA? Because it's an addition to a non-single-family residential property,

Because it's an addition to a non-single-family residential property, it does require committee commission and township board approval. But at this point, there's no variances associated with it. So hopefully it would just be a stop before those two boards. And again, tell me why it's going to the planning commission. Our ordinance is pretty stringent on any administrative approvals for additions to any commercial property. So because this is an occupiable space and an addition, in consultation with our township attorney, we feel that this is a substantial enough addition to the building that does require review by the planning commission. What happens with the microphone, it's a digital connection. So we're getting recorded, but when it doesn't connect with the speakers because it's digital, then there's that, but it's still being recorded, I'm not understanding. So that is why. And we're only talking 1,000 square feet here. Correct. And it's essentially integrated into the interior of the site in the property. But that is the requirement, buyer zoning code. Okay. What about the, there's the snack bar one too. That's, there's a snack bar addition as well.

I guess, Mike, another addition to that comment is the fact that a country club is considered a special land use. So by means of it being a special land use is another reason that any changes to a special land use require board approval. And is that also for the snack bar, Martin was asking? Well, the snack bar is going to be incorporated as an overall package that will be going before the boards. Are you asking me could they proceed with the snack bar prior to Planning Commissioner? No, just the comment about being internal within the property. Yes, the country club part is, but the snack bar is on the edge of the property. I'd probably look across the street from homes. No? No, I think that maybe we'll see the applicant speak to that. So you just brought up a question, Andrea. So does the snack bar need to go to Planning and to the voter trustees? Or are you just packaging it because they're coming in together? Correct. Correct. Could we separate it and let them move forward with the snack bar? I guess I'll defer to the applicant. They're shaking their heads no. I think they kind of wanted this as a package deal. Okay, we'll leave it as is. Okay, no worries. Okay. It's an easy addition, and I've been over there, and it's a big upgrade. I think they needed to upgrade their kitchen.

Any other questions? Just if I get some clarity about what's on the other side of Outlawn Boulevard? North Lawn. Oh, North Lawn. Okay, you know. What did you call it? Work along? Yeah, well, part of the end got broken off there. Yeah, it's just on the back of the building. So you've got several- Tim, we introduce yourself. Yes, Tim Gardella, general manager, Birmingham Country Club. It's just on the back of the current snack bar, trying to extend it out, give us a little bit more square footage for handling the pool at the turn. Can you zoom in a little bit, please? But they are, it is across the street from the residential. Yeah, several hundred yards. It's adjacent to the pool. Exactly, so- It's a pool location on the screen there. You see the pavilion at the north- I'm talking about the- No. Wait a minute. That is the snack bar. That's the snack bar. Yes. It's on the other side of the- So if you see the pavilion, which is at the, by the seven, was it 762 number?

It's, it's literally, I think it's 10 by- This is their main building? Yes. And the snack bar is at, so the turn is at the main building too. Yes. Not the back of the, not on North Long. Yeah, no. Okay, I'm sorry, there's just a, there's red circles on my design, as I thought those were- Those are parcels, those are separate parcels. That's going to be a lemonade stand on North Long, but the kids are going to work. Yeah. Right, that's a good idea. I'm going to get my kids out there right away. There's oneies, but. But you'll be having more. So in this area, Mr. Brooks, you know, where the awning is there to the right, it's really the area of the awning is the extension. Got it. Okay. So it's very little. Thanks for clarifying that. Yeah, no problem. Where's the kitchen going? It's just expanding on to where it is, which is in the back here. Tim, do you want to point it? Yeah, sure. So scroll. That's hard to see. That's the back of the building. We can see the front of the building.

It's currently where the loading dock is. We're taking some of the loading dock space and utilizing it for kitchen with all the activities at the club. The kitchen is quite old and we need to up. We're taking the I don't have any other questions myself. Okay. You answered my other question. That's a good picture, though. It's the one that you're trying to show. I'm trying. I mean, I see it. It's just that I can't tell what the building is. Yeah, it's this. Here's the kitchen addition. So where's the building? There's a little square there on the construction area. Right in here, I believe. So this area up in the upper left is the current gated area, and we're basically taking that gated area and making a kitchen space.

So there's the pool. Yeah, the snack bar goes here, and I think the kitchen's back over here. It's either this block or this block, but this is where they go from 9 to 10, you know, when they're taking the turn. How does the loading dock, how is the loading dock in the back? Okay. I don't know how the truck. It doesn't affect the loadings. How do the trucks get to the loading dock? They actually don't get to the loading dock. They have to roll it in on dollies. Out of the parking lot? Yes. The one to the far east, right? Yes, that's correct. So they pull into this lot, then unload and then bring it in. That's correct. Okay. Is the menu going to change? It's always changing. Bigger and better and, you know, mobile ordering. Yeah. Good. I'm doing Thank you. servicing the pavilion at the pool so additional capacity is needed so yeah i bet you're having a big summer too yes we are that's wonderful with some great fireworks yeah i heard i move we accept as uh as presented and forward to the planning commission for consideration support all in
